The questions below are the ones we are asked most often by international buyers considering a build in Portugal.

A standard bespoke villa takes 18–30 months from planning approval to handover, depending on size and complexity. A turnkey modular villa via InHaus can be completed in around 12 months once planning is in place, because much of the fabrication happens off-site in parallel with groundwork.

No — that's precisely why our clients work with us. We act as your eyes, ears, and decision-maker on the ground. You'll receive regular progress reports, photos, and milestone updates, and we'll always contact you before any decision requires your input. Most of our clients visit two or three times during a typical project.

A plot with an existing planning licence (or alvará) has already passed municipal review for a specific build. Plots without permission may still be buildable, but you'll need to go through the full planning process, which adds time and some uncertainty. We can assess any plot and advise honestly on its prospects before you commit.

Yes — Portuguese banks do offer mortgages to non-residents, typically up to 70% LTV on the plot and/or finished property. Construction finance (a loan that draws down in stages as the build progresses) is also available through some lenders. We can connect you with advisers who specialise in Portuguese property finance for international buyers.

This is the official document issued by the local Câmara (municipality) confirming that your completed villa has been built in accordance with the approved plans and meets all building regulations. It is a legal requirement before the property can be occupied, sold, or used as a rental. Orla Algarve manages this entire process on your behalf as part of our service.

We work exclusively with contractors we have used and assessed personally on previous projects. Before any appointment, we verify licences, insurance, references, and capacity. We also draw up clear contracts with defined scopes, payment schedules, and penalty clauses — protecting your interests throughout.

Our project management fee is calculated as a percentage of the total construction cost, agreed upfront and fixed for the duration of the project. There are no hidden commissions from contractors or suppliers. We will provide a full fee proposal after an initial consultation and site assessment.

Both. If you have already purchased a plot, we begin with an assessment and move straight into planning and procurement. If you are still searching, we can work alongside your agent to advise on the build potential of any site before you make an offer — which can save significant money and time further down the line.
